Visiting residential property
Before visiting a property you want to rent it is necessary to do the groundwork.
In a city, calculate the distance between your future home and the nearest tube or bus station. In the countryside, ask your Laforêt Immobilier agency about the most practical means of transport and road networks.
If you do not yet know the area, arrive early for the appointment made by your Laforêt Immobilier agency, as this will give you the time to familiarise yourself with the district, see nearby shops and take in the atmosphere, etc.
During the visit, open the windows, look at the ceilings, check the state of the plumbing installations. Avoid visiting a property after dark, as you will not be able to get a good idea of how light the rooms are.
Your rights
You can occupy your accommodation as you see fit, provided of course that you respect the intended use of the premises as specified in your lease and do not disturb the other occupants. You must of course comply with the building’s regulations and any internal rules.
Your obligations
As a tenant, you must use the premises in a normal way and not cause any disturbance, and take out insurance to cover the risks inherent in your occupation of the premises (fire, water damage, etc.).
The owner may require you to provide proof that that you have taken out the compulsory insurance.
You must pay your rent and charges on the due date fixed in your lease.
You must return the rented premises in a good state of repair and make good any damage which may have been caused during the lease, except for normal wear and tear.
If you want to carry out work in the rented premises (for example, work involving partitions, replacing the parquet flooring by a carpet, etc..), you must obtain the owner’s written agreement, otherwise the owner will be entitled, when you vacate the premises, to keep your installations without paying you any compensation or, on the other hand, require you to restore the premises to their original condition.
